REGULAR DESIGN SERVICES
Our Design team, in a regular practice normally acts as the client’s or the Owner’s adviser. We translated the Owner’s needs and requirements to the spaces and forms in the best manner of professional services, We can render.

The Design teams work starts at the very inception of the project when the Owner outline his requirements to team. It ranges through our study and analysis of the various aspects of the projects, goes through the preparation of the necessary instruments of service and through the multitude of construction problems and does not terminate until the project is completed.

In effect, the office/Design team renders services whose sequence come in four phases as follows:


  1. SCHEMATIC DESIGN PHASE
    Consults with the Owner to ascertain the requirements of the project and confirms such requirements with our team.

    Prepares schematic design studies leading to a recommended solution including a general description of the project
    for approval by the Owner.

    Submits to the Owner a Statement of Probable Construction Cost based on current parameters.


  2. DESIGN DEVELOPMENT
    Prepared from approved Schematic Design Studies, the Design Development Documents consisting of plans, elevations, and other drawings, and outline specifications, to fix and illustrate the size and the character of the entire pro- ject in its essentials as to kind of materials, type of structure, mechanical, elec- trical and sanitary system and such other work as may be required.

    Submits to the Owner a further Statement of Probable Project Construction. In some cases, the project would require promotional activities in order to generate financial support and acceptance from governing or from general public. The Design team with our staff, can accomplish many of these activities including preparation of promotional designs, drawings, brochures and the like. As agent of the Owner, ARCHIDECS can produce and coordinate the additional activities necessary to complete the services.


  3. CONTRACT DOCUMENTS
    Prepared from approved Design Development Documents, the complete Construction Drawing and Specifications setting forth in detail the work required for the architectural, structural, electrical, plumbing/sanitary, mechanical and other service-connected equipment.

    Prepares specifications describing types and quality of materials, finish, manner of construction and the general conditions
    under which the project is to be constructed.

    Furnishes the Owner not more than five (5) complete sets of all construction drawings, specifications and general conditions
    for purposes of bidding.

    Keeps the Owner informed of any adjustments to Previous Statements of Probable Constuction Cost indicated by changes
    in scope, requirements or market conditions.

    Assists the Owner in filling the required documents to secure approval of government authorities having the jurisdiction
    over the design of the Project.

  4. CONSTRUCTION
    Prepares forms for contract letting, documents for construction, forms for invitation and instruction to bidders, and forms for bidders’ proposal.

    Assist the Owner in obtaining proposals from Contractor, in preparing abstract of bids and in awarding and preparing construction contracts.

    When required in the contract, makes decisions in all claims of the Owner and Contractor and on all other manners relating to the execution and progress of work or the interpretation of the Contract Documents. Our team checks and approves samples, schedules, shop drawings and other requirements subject to and in accordance with descriptive information and provisions of the Contract Documents, prepares change orders, gathers and turns over to the Owner written guaranties required of the Contractor or sub-contractors.

    We make periodic visits to the project site to familiarize ourselves with the general progress and quality of the work and to determine whether the work is proceding in accordance with the Contract Documents. Depending on the agreement, the Team shall not be required to make exhaustive or continuous 8-hour on-site supervision to check on the quality of the work involved and he shall not be held responsible for the Contractor ’s failure to carry out the construction work in accordance with the Contract Documents. During such project site visits and on the basis of our observations our project supervisors shall report to the Owner defects and deficiencies noted in the work of Contractors, and shall condemn work found failing to conform to the Contract Documents.

    Based on his observations and the Contractor’s Applications for Payment, the firm shall issue corresponding Certificates for Payment for such amounts. These Certificates will constitute a certification to the Owner that the work has proggressed to the state indicated and that to team's best knowledge the quality of work performed by the Contractor is in accordance with the Contract Documents. The office shall conduct the necessary inspection to determine the date of substantial and final Certificate
    for Payment to the Contractor.

    Should more extensive inspection or full time (8-hour) construction supervision be required by the Owner a separate full-time supervision shall be hired and agreed upon by the Owner and by our office subject to the conditions provide in the UAP (United Architects of the Philippines) Document on Full-Time Supervision. When the office is requested by the Owner to do the full time supervision our services and fees shall conform to the same UAP Document.
